Minimum Down Payment on a Home Loan in India

The down payment is the part of the price you pay from your own funds; the rest is the loan. For home loans, the Reserve Bank of India caps the loan-to-value (LTV) ratio, the share of the property value a bank may lend, which sets the minimum down payment:

Home loan amountMaximum LTVMinimum down payment
Up to ₹30 lakh90%10%
Above ₹30 lakh up to ₹75 lakh80%20%
Above ₹75 lakh75%25%

These are regulatory ceilings; an individual lender may ask for more depending on your profile and the property. The property value used is generally the lower of the agreement value and the bank's valuation. Check the latest RBI circulars or ask your lender, as limits can be revised.

Worked Example: ₹60 Lakh Flat

Enter ₹60,00,000 and 20%. The down payment is ₹12,00,000 and the loan is ₹48,00,000, which falls in the 80% LTV band. At 8.5% for 20 years that loan has an EMI of about ₹41,656 and total interest of about ₹52 lakh.

Raise the down payment to 30% (₹18,00,000) and the loan falls to ₹42,00,000, the EMI to about ₹36,449 and total interest to about ₹45.5 lakh. The extra ₹6 lakh upfront saves roughly ₹6.5 lakh of interest over the loan and ₹5,200 a month in EMI.

Cash You Need Beyond the Down Payment

The figure from this calculator is not the total cash needed at purchase. Budget separately for:

  • Stamp duty and registration charges, set by each state and often several percent of the property value. Banks generally do not include these in the loan.
  • GST on under-construction property, loan processing fees, legal and valuation charges, and society or maintenance deposits.
  • For a car, the on-road price includes registration, road tax and insurance. Lenders may finance only part of it, so enter the on-road price rather than the ex-showroom price to see the real cash requirement.

Choosing How Much to Put Down

  • A bigger down payment means a smaller loan, lower EMI, less total interest and an easier approval.
  • Do not empty your emergency fund to raise it. Keep several months of expenses aside for job loss, medical needs or repairs after moving in.
  • If you are saving towards a down payment, work backwards: decide the price range, apply the percentage here, add the extra costs above, and divide by the months until purchase to get a monthly saving target.

Frequently Asked Questions

It multiplies the total price you enter by the down payment percentage to get the Down Payment Amount, using the formula Down Payment = Total Price × Percentage ÷ 100. The Remaining Loan Amount is simply the total price minus the down payment.

Common down payment percentages range from 10% to 20% depending on the type of purchase and lender requirements, but you can enter any percentage between 0 and 100 to see how it affects your upfront cost and loan amount.

Generally no. Under RBI rules these charges are left out of the property value when the loan-to-value ratio is worked out, with a limited exception for small loans. In practice you should expect to pay them in cash, on top of the down payment.

Divide your available amount by the price and multiply by 100. With ₹9,00,000 saved for a ₹45,00,000 home, that is 20%. Enter it to confirm the loan amount, and check that the percentage meets the minimum for that loan size.

There is no RBI-mandated minimum for car loans as there is for home loans. Lenders set their own limits, and some advertise funding of the full on-road or ex-showroom price for eligible borrowers. Paying 15 to 20% or more yourself keeps the EMI and interest lower.
